I disagree. Look at the map posted, Memorial Park (or then Kennedy park) is located on the opposite side of the CPR tracks. There is even a physical crossing across the tracks between Ypres & South Pacific, I've done in many times on my bike.
The fact that it was first established in 1925, and the adverts. posted date from 1925, I believe that, that is the "new park". Besides in real estate, there's always a slight exageration.... ;) (with a apologies to my Realtor readers...)

As a side note, I'm not sure how the "Remington Park" name came to be...
Looking at the map, I noticed "Windsor Essex and Lake Shore Rail Road" written beside Howard. Were there once tracks running parallel to Howard?
Shawn, no they ran down the middle of Howard. That was the streetcar line to Essex, Kingsville & Leamington...

Fred J. Newbury - there is a Newbury St that runs b/n Dougall and Bruce, just outh of Elliott. I wonder if there's a connection?
